Ground-up real estate development in Texas provides investors with the opportunity to compound equity multiple times before stabilization, offering significantly greater upside potential compared to value-add acquisitions of existing properties.

Ground-Up Development Offers Superior Wealth-Building Potential in Texas Real Estate

According to Culby Culbertson, founder of Culbertson Holdings, ground-up development represents the most effective path to wealth creation in Texas real estate markets. While purchasing existing properties may seem safer, Culbertson argues this approach significantly limits investor upside compared to properly executed development projects. The fundamental advantage lies in the ability to compound equity multiple times before ever stabilizing the asset, a benefit rarely achievable through value-add acquisitions.

"With land development, you're purchasing unimproved land at a very low cost," Culbertson explains. "The barrier to entry is really a matter of time, not cost. And once you start building value through the entitlement process, you can refinance, pull cash out, and keep going." This creates a layered cycle where investors acquire raw land, work with municipalities to secure entitlements and proper zoning, immediately increasing the land's value beyond the purchase price. This allows for refinancing to recover capital before continuing development.

The process continues through subsequent value creation events: bringing in utilities, leveling sites, installing infrastructure, and finally constructing buildings. Each phase presents another opportunity for refinancing. By the time construction finishes and lease-up begins, investors may have already recovered much of their original equity while still owning the stabilized asset. "You can be two to five times on your money by the time you stabilize," Culbertson says. "That compounding effect is just not something you get when you buy an existing property."

This contrasts sharply with value-add acquisitions, where investors purchase properties with significant existing price tags, then add construction costs while simultaneously managing properties and servicing debt. This creates tight financial margins with minimal room for error. Culbertson acknowledges development carries substantial risks, including municipal negotiations, engineering plans, permitting timelines, utility availability, and soft costs that often exceed initial projections. Developers underestimating these variables frequently encounter budget overruns and schedule delays before any units become occupied.

"It's not just brick and mortar," Culbertson emphasizes. "You have to understand your timing with the city, your utility limitations, whether water lines are available. There's a lot that people overlook that ends up being more costly than expected." This complexity makes experienced guidance crucial. Culbertson Holdings has funded numerous Texas projects including land development, ground-up construction, and construction takeout refinances, such as a recently closed 81-key SpringHill Suites by Marriott and a 132-unit build-to-rent community in McAllen.

For current investment opportunities, Culbertson recommends Texas markets demonstrating infrastructure investment: new roads, highway access improvements, and developing retail corridors. Areas like DeSoto, Terrell, Midlothian, and the I-35 corridor between Dallas and Austin show these signals clearly. Population movement toward affordability creates opportunities where development hasn't yet matched demand. While this window won't remain open indefinitely, properly structured ground-up development in these markets continues offering one of Texas real estate's clearest wealth-creation pathways for investors willing to undertake the necessary work.
