Host Digital Inc. is pursuing a focused data center strategy with 20-100 MW facilities and a pipeline of over 450 MW, anchored by a 55 MW lease in Oklahoma that could generate up to $3.2 billion in rent.

Host Digital Inc. (NYSE American: HOST), a vertically integrated digital infrastructure company, has issued a shareholder letter from CEO Harmol Samra detailing its strategy to develop, own, and operate "RightScaled" data centers designed for artificial intelligence (AI) and high-performance computing (HPC) workloads. The company is targeting facilities with 20 to 100 megawatts (MW) of grid power, focusing on sites with existing or near-term power infrastructure to shorten development timelines. This approach positions Host Digital to capitalize on the surging demand for AI and HPC capacity, which requires significant power and specialized infrastructure.
The strategy's importance lies in its potential to deliver substantial, long-term contracted revenue. Host Digital's first project, located in northeast Oklahoma, has a 15-year, take-or-pay lease covering 55 MW of gross capacity. The lease includes approximately $1.25 billion of contracted base-term rent, with 3% annual increases. The company is targeting delivery in the first quarter of 2027 and is working to finalize project financing, design, buildout, and system testing. The lease begins with approximately $67 million in contracted first-year rent, and customer renewal options could bring total rent to approximately $3.2 billion over 30 years if all are exercised. Such long-term contracts provide revenue visibility and underpin the company's growth trajectory.
Beyond the initial project, Host Digital's Sponsor has four additional sites in its pipeline, representing more than 450 MW of potential gross power capacity that could be delivered to tenants by the end of 2027. This pipeline suggests a scalable model that could establish Host Digital as a significant player in the data center market. The company's focus on owning and controlling the real estate, power, and data center infrastructure at each site allows it to offer turnkey facilities where tenants deploy their own compute infrastructure and model layers.
