Ranch Hand, a subsidiary of LCI Industries (NYSE: LCII), has secured a 400,000-square-foot build-to-suit lease at TriPoint Logistics Center in Seguin, Texas, marking a significant expansion of the company's manufacturing and distribution operations. The facility represents approximately one-third of the 120-acre industrial park owned by Ackerman & Co. and its investment partner Baltisse, with Ackerman & Co. responsible for delivering the manufacturing and distribution facility for Ranch Hand's operations.

The consolidation from two existing plants into this single location will enable Ranch Hand to double its manufacturing capacity, positioning the company for substantial growth in the competitive truck accessories market. The strategic location in Seguin places Ranch Hand in the heart of the Texas Triangle with direct access to Interstate 10 between Houston and San Antonio, providing optimal logistics for distribution throughout the region and beyond. The facility's completion in late 2026 will support production of Ranch Hand's industry-leading truck accessories, including grill guards, bumpers, and running boards.

The 36-foot clear height cross-dock facility design incorporates dedicated spaces for production, staging, packaging, and warehousing operations, creating an integrated manufacturing and distribution hub. This development continues Ackerman & Co.'s expansion in Texas industrial markets, following previous projects including the 300,000-square-foot Doerr Lane Logistics Center in Schertz and the 511,000-square-foot Corporate Drive Industrial Park in Selma within the San Antonio MSA. The company's Texas portfolio also includes recent acquisitions in the Dallas-Fort Worth area, including the 12-building Midway Business Park in East Fort Worth and a six-building portfolio in Irving and Carrollton. Phase two at TriPoint Logistics Center can accommodate up to 1 million square feet of additional industrial or manufacturing space, indicating continued growth potential for the region.
