Young's Excavating & Paving Resurfaces Summit Title Lot in Bedford, NH, Addressing Underlying Issues

Young's Excavating & Paving LLC has completed parking lot repairs and resurfacing for Summit Title Services at 120 Bedford Center Road in Bedford, New Hampshire. The project, finished in May 2026, covered approximately 10,075 square feet and involved more than simply laying new asphalt. Two isolated areas of the lot had visibly dropped, each roughly four feet by three feet, before the resurfacing began. These depressions were not surface problems but signs of deeper issues beneath the pavement.

According to the company, water is the common cause of such sinking. It infiltrates the base through joints and cracks, reducing the bearing strength that the pavement relies on. Freezing and thawing cycles then lift and drop the saturated material underneath, leading to uneven surfaces. Simply overlaying new asphalt over these settled areas would cover the problem without addressing its cause, and the same spots would likely sink again. To ensure a lasting repair, Young's saw-cut and removed the damaged asphalt at both locations, then paved the repaired areas with three inches of new asphalt before the surrounding lot received its overlay.

The resurfacing process also included transitional milling, which grinds down the existing pavement where new asphalt meets old, ensuring a smooth tie-in without a raised lip. The remainder of the lot received a full overlay: cleaning and preparation, transitional milling at lock-in points, a tack coat, a base layer of asphalt, and a two-inch wearing course. The wearing course, the top layer exposed to traffic and weather, sits on the base layer, and both are laid as part of the same paving operation.

This project underscores the importance of proper site preparation and repair in commercial paving. By addressing the underlying causes of pavement failure and using techniques like transitional milling, contractors can extend the life of the surface and prevent recurring issues. For property owners, this means fewer disruptions and lower long-term maintenance costs.

Summit Title Services, a title company with offices across New Hampshire, agreed to be identified in connection with the project. The full project record, including the repair sequence and photographs of the finished lot, is published at Parking Lot Repairs and Resurfacing at Summit Title Services in Bedford, NH.
